EICR Second Opinion
for Homebuyers and Landlords

This is for you if you’ve been told your EICR is ‘unsatisfactory’ and you’re facing expensive remedial work. This independent second opinion removes uncertainty, helping you make an informed decision.

What is an EICR second opinion?

eicr-exampleBefore you agree to anything, it’s worth knowing that Electrical Installation Condition Reports (EICR’s) are not always black and white. Some observations are open to interpretation, and different electricians can reach different conclusions on the same installation.
These reports often influence major financial decisions.
Before you delay a purchase, renegotiate a sale, or approve expensive work,
we help you understand what the report actually means

This EICR second opinion service gives you an independent, professional review of your report — so you can understand what genuinely needs attention, what may be overstated, and what your next step should be.

I’m Simon Barrass

33 years’ experience across engineering and property, including over 15 as a qualified electrician.
Being NICEIC registered, I provide independent technical assessment of EICR reports, focusing on safety, regulatory context and proportionate remedial action.

Can an EICR be wrong?

Yes — or at least, it can be interpreted differently.
An EICR is a professional judgement based on the electrical regulations BS 7671, but not every observation is clear-cut. Some items depend on context, risk assessment, and the inspector’s approach.
That means one electrician may code something as a C2, while another may consider it acceptable or give it a different classification.
This is where a second opinion becomes valuable — especially when significant cost or property decisions are involved.

When You Should Get a Second Opinion:

✔ You’ve been told the installation is unsatisfactory but something in the report doesn’t feel right
✔ You’ve been quoted expensive remedial work
✔ You’re buying or selling a property
✔ You’re a landlord dealing with compliance decisions
✔ Something in the report doesn’t feel right

Common questions

Q: Am I allowed to challenge an EICR?
A: Yes, absolutely. The EICR is an opinion based on someone’s interpretation of the regulations.

Q: Is this a full inspection?
A: No. This is a professional review of your existing report.

Q: Am I going to be told the truth, and am I being sold work?”
A: This is a desktop consultation by a qualified electrician (NICEIC registered) based on 15+ years’ on-site experience and a deep understanding of the electrical regulations. I won’t be offering any quotes to complete the work but you are welcome and encouraged to give my report to the electrician who will complete your work.

Q: Can you review reports from anywhere in the UK?
A: Yes, absolutely. The service offered is completely online so I can help you wherever you are.

Q: Do I have to fix everything on an EICR?
A: No. Only C1 and C2 items require action. C3 items are advisory but shouldn’t automatically be ignored

What an EICR Second Opinion Includes

The observations and classification codes given in your report are examined to determine whether the issues identified are genuinely safety-critical, or whether they can reasonably be addressed without significant remedial work. The intelligence behind the review is based on 15+ years of both on-the-job experience and a deep knowledge of applicable regulations, and is done in a completely unbiased manner as this is a desktop consultation, not a quote to do the work.

An independent review of your EICR explained in plain English informs you:

✔ whether the safety concern appears genuine
✔ whether the classification code logically matches the risk
✔ what evidence would normally justify the recommendation
✔ what questions you should ask the electrician or solicitor
✔ what your next step should realistically be

Important Notice
This service provides an independent professional opinion based solely on the information contained within the EICR report supplied.
It is not an inspection of the electrical installation and does not replace on-site testing or certification.
The report is not legal advice.
The report should not be relied upon as a guarantee of safety or compliance as further on-site inspection or testing by a qualified electrician ‘in-person’ may still be necessary.
